DECKING OUT A CONDO IN THE CITY BY THE BAY

It isn’t every day that Steven and Brucie Schneider, of San Rafael, California-based construction company Schneider Construction, are asked to build a deck on TOP of a building. Fortunately, when that does happen, which seems to be a new trend in the San Francisco area and beyond, they are more than up to the task.

And that’s just the challenge the dynamic duo of Steve and Brucie recently faced when they were tasked with solving a condo association’s challenge of expanding a rooftop area that was once the site of a rotting, wooden deck. Keeping that deck failure in mind, they wanted to provide the owners with a low-maintenance and durable option for the new deck. The revamped outdoor space will serve as a common area for condo residents, while providing a gorgeous, bird’s eye view of the San Francisco skyline.

Inspired by its rich color and superior durability, as well as its Class “A” flame spread rating, Steve and Brucie selected AZEK Deck’s Vintage Collection in Mahogany. According to Steve, they have worked with AZEK Deck for several years because of its aesthetic appeal and it’s easy to transport. They also really like it for roof top installations because it’s lightweight, won’t add unnecessary weight to the building and AZEK’s Vintage Collection carries the Class ‘A’ Flame spread rating, which many buildings in California require.

“We specifically chose AZEK Deck for the 10th Street Lofts because we wanted to create this space with materials that are sustainable and low maintenance,” Steve said. “The condo association and homeowners already dealt with a wood deck that needed to be replaced after only seven years. We knew that AZEK products would look beautiful, and are also engineered to last far longer than traditional wood decks. And AZEK Deck’s 30-year fade and stain warranty and limited lifetime warranty are major benefits to the homeowners.”

But first, in order to bring this project to life, the Schneiders had to figure out how to get all of the materials onto the rooftop since the interior elevator access wouldn’t accommodate the long lengths of decking. The solution? Use a heavy duty crane to hoist all the materials from a nearby parking area onto the residential rooftop. This coordination took a herculean effort from the builder, the city and nearby residents to ensure the project got off the ground without a hitch. Pun intended! Everything worked as they planned and they were soon off to the races!

For this project, Schneider’s team also had to develop a unique understructure solution for the decking that would fit the space constraints below the condo’s rooftop access doors. Steve engineered the one-of-a-kind deck support with steel to provide a stable base for the decking and railing.

In the end, the project was completed on time and offers a gorgeous view for residents to enjoy the San Francisco skyline – during the day or into the evening – and everyone is thrilled with the new low maintenance deck. When choosing materials for deck construction, it is imperative to understand the difference between Above Ground pressure treated wood versus Ground Contact pressure treated wood. The American Wood Protection Association updated their standards in 2016 to state that some physically above the ground locations require Ground Contact treatment.

One of the requirements states: “Materials used above ground but are difficult to maintain, repair or replace and are critical to the performance and safety of the entire system” should be treated to ground contact retentions. Deck joists and beams ARE difficult to repair or replace and are absolutely critical to the safety of the structure. The essential function of a post footer is to increase the surface area over which the weight of the structure is disbursed. The weight of the deck, usually measured as dead load, live load, and snow load, is transferred downward through the post. Why Wood?

Wood products are everywhere. And it’s no wonder. Wood is, after all, nature’s sustainable building block that comes from an abundant natural resource easily and quickly replenished. It has excellent workability in all aspects of construction and, when preserved and used properly, can be designed to create outdoor living spaces that bring the inside out.

Wood is a sustainable product that is responsibly sourced from managed forest lands. That means trees used in the building industry come from forests grown as crops – much like corn or soy is grown. They are harvested. The land is left to rest for a few months. Then it is replanted at the rate of 400 trees per acre. The forest is maintained and cared for 30+ years before it is harvested. Managed forest lands are in different stages of growth so that not all the forest is harvested at one time.  Between forests, sawmills, and product manufacturers, every part of the tree is used for everything from poles, piling and dimensional lumber to pulp for paper mills, bedding for animals, and mulch for gardens.

Why Treated Wood?

When lumber goes through the treatment process, it is enhanced with preservative that helps it last longer while maintaining its natural beauty. Used for more than 100 years, treated wood makes the ideal building material for backyard projects. Because of its ease of use, do-it-yourselfers across the country have picked up a hammer, drill, nails and screws to complete weekend projects like decks, picnic tables, raised bed planters, retaining walls and more.

For more complicated projects, contractors and builders also choose treated wood because it looks beautiful, is affordable, and is easy to work with and maintain. In fact, its natural beauty enriches the backyard landscape making it an easy sell to homeowners.

Maintaining Treated Wood.

The Scenario
Perched on a 23-degree mountainside slope that receives some of the heaviest snowfall near Lake Tahoe, an enthusiastic outdoors-adventuring couple created their version of the ideal mountain retreat complete with: concrete patio rappelling wall, built-in bunk beds accessible via rock-climbing holds, ski pole chandelier and bobsled run access directly from the kitchen area. And despite all these fun, Nordic sports-themed design elements – it was the juxtaposition of the home’s textured metal accents like: corrugated metal roofing and a black powder-coated railing system contrasting the all-natural Douglas Fir siding and ceilings that helped make the entire project meld together amidst the rugged terrain.

 

 
Textural Metal Accents: Prefabricated Railing
 Just as important as the complex structural aspects were on this two-level, custom vacation retreat; intermixing the all-natural materials of the surrounding environment with an industrial theme throughout proved challenging for lead architect Alex Bergtraun. Lesser-realized details like accenting the hot-rolled steel fireplace and surrounding cabinetry on the interior with the custom, black powder-coated stainless steel cable railings on the exterior was just one shining example of this underlying accentuation. “The clients really wanted the rustic-yet-industrial theme throughout so incorporating key elements like the black powder-coated railings on the outside nicely helped integrate things,” explained Bergtraun, Principal at Studio Bergtraun. “And spec-ing prefabricated railings in a remote location with a shortened building season was an important aspect too…it had to be designed correctly and install quickly.”
After some Internet research, Bergtraun’s team selected the Rainier stainless steel railing system by AGS Stainless, a highly-respected company located in the Pacific Northwest. Rainier is part of the Clearview® line of stainless steel railing systems and can be accompanied with wide array of options including: an assortment of top rail styles and post design choices, a variety of infill options including tempered glass, stainless steel cable and horizontal bar – for a fully-customized look at an affordable cost. “The outdoor living space here was a large area of the home’s overall look and feel, so the powder-coated railings needed to match that black, rustic texture,” explains Kevin T. Harris, Director of Sales & Marketing at AGS Stainless. “Each Rainier railing system is designed with CAD and prefabricated at our factory so every individual nut, bolt and handrail fitting is just right – greatly reducing the labor expense normally associated with traditional locally-fabricated railing systems.”
 With AGS Stainless, the overall design process is straightforward and simple: sketches and approximate dimensions are submitted where CAD drawings and all details of the railing system are created by a member of the design team.
